The Benefits of an Open House

I thought I would share my thoughts about open houses and how they benefit the seller once a property is newly listed. I’ve been hosting open houses for almost 2 decades now and I have a lot of experience with what works and what doesn’t.

 

Open Houses can be a great way of exposing a new listing. I put numerous Open house signs out (10-20 Signs) in and around the neighborhood which helps get the attention of Neighbors, people driving or walking around the neighborhood. In addition to signage, I post on social media platforms and Real Estate Sites like ReColorado.com, Realtor.com and Zillow.com to drive Online traffic. All that online exposure can really help attract the attention of perspective buyers to the listing.  Those people may not be buyers, but they may know somebody that’s looking in the neighborhood. The first couple of weekends usually drive the most buyer traffic to the property. If the listing is still on the market after the first couple weekends, it may not be worth the time for an open house as most of the Active Buyers and other interested parties have already seen the listing.

 

To illustrate the power of an open house , just last week I received a referral to  buyers that were in the marketplace and had stopped by an open house which they were interested in buying. They wanted a buyers agent representing them, so they contacted me via past client referral and we are now under contract. Open houses are really a great way to expose a brand-new listing to the market. It doesn’t always turn out to be the best method of selling the house but the more exposure/marketing you do can’t hurt.
